An Appalachian 'slice of life' from the late 1700's, Tipton-Haynes provides avery unique southern experience. Prior to becoming Tennessee, this 'State of Franklin' proprety was setlled by Colonel John Tipton in 1784. Many of the structures have remained the same for nearly 200+ years, and there are even actors dressed in 1700's attire providing historical reenactments. Stop by to see where our city got it's start!

This 200-acre district park right on the Bristol Highway will keep you entertained the entire day! Traversing beside the old East Tennessee & Western North Carolina Railroad, this gravel trail runs from Down Johnson City to Elizabethton, TN. Great for mountain biking, this trail is also known for hiking, running, and even leisurely strolls! Brought to Johnson City in 1908 by the Rotarians, Rotary Park was recently given a major facelift! It now touts a brand new, state-of-the-art Splash Pad & Playground! There are also multiple playgrounds scattered throughout the park, alongside multiple Pavillions and walking trails through the forest. Stop by for quick splash to let the kids cool off, or play all day on the various playgrounds! This park is also great for adults looking for easy to walk trails, and gorgeous forest & wildlife scenery. 

Incredible music, stand-up comedians, plays, & so much more! The Paramount has been a staple of Down Town Bristol for nearly 100 years! Don't miss a show at The Paramount Theater right on State Street. This historic theater is a must-see spot during your stay in Bristol with TN Livin'.

Backyard Terrors Dinosaur Park is a fun getaway for kids & adults alike. It started with small dinosaur sculpture in a residential yard... and grew into a full-scale attraction from there! With other fun activities for all age groups, and minutes away from our Bluff City, TN Property... this is a great way to spend one of your days with TN Livin'! (Very close to our Bristol Properties as well.) 

Take a step back in time to see the Cobb House and other historic structures from the late 1700's when this region of the USA was being pioneered! Actors play the roles of 18th century families living on the property, so you can truly expereince what life was like in East Tennessee during this timeframe. Very educational, yet very fun! 

The 1/2-mile at BMS is famours for holding the BEST races in NASCAR. Cars are always "trading paint" on the high banks at BMS, so these races action-packed! Concerts, events, & other types races are always coming in too. Check their schedule to see what's happneing during your stay.

Stop by the region's premier body of water for a day of fun in the sun. It is not hard to find boat & jet ski rentals, watersports rentals, & more. The local boat docks alone are great places to snag a meal or spend the day, and the South Holston Dam is free to access if you're looking to sunbathe near the water. Or maybe take a dip! Get around undground! Spelunking Tours at the Appalachian Caverns reveal jaw-dropping stalactites/stalagmites, underground rivers, and gigantic underground caverns that were created thousands of years ago. This cave is DEEP and it goes for miles! Take a tour to see the Tennessee underground located in Blountville, TN near our Bluff City, Piney Flats, Bristol, & Johnson City Properties. 

This gorgeous lake is nestled in the mountains, a few minutes from our Roan Mountain, Butler, & Hampton, TN properties. The water is typically glassy & smooth making for a glrorious lake day with friends & family. Check out the local boat docks for boat, canoe, and water device rentals during your stay. 

Roan Mountain is world-famous for it's beautiful Rhododendrons that blossom every Spring throughout the Summer. If you're visiting during warm weather, this once-in-a-lifetime view is well worth seeking. It is only a couple of minutes drive from most of our properties in this region.

Laurel Fork Falls is one of the most beautiful Appalachian Waterfalls in the region! Many seek it out for it's tranquil riverbanks, and relaxing environment. You read it right! Our Hampton, TN Property has PRIVATE HIKING TRAILS exclusively for YOU during your stay with us. This rustic trail is your best opportunity to see untouched Tennessee Wilderness, and wildlife abounds here. This propety also touts a private fishing river, gorgeous covered bridge, and a cabin-like aeshetics that make for a true mountain home experience. We can't recommend this property enough! 

Roan Creek touts some of the best fishing in the regoin... Dare we say the nation! Rainbow Trout, Large & Small Mouth Bass, and many other native species abound in this rural oasis. Fly fishing is common, along with casing regular lines. Bring some poles, hooks, & sinkers for a day of fun on the water.
